Tiny-home fans, there’s a local expo coming up for you.

TinyFest 2026 is bringing all types of compact living options (and potential income streams) to the OC Fair & Event Center on April 18-19 in Costa Mesa.

Attendees can tour some 70 tiny homes (on wheels and fixed), accessory dwelling units and custom conversions, and can take in educational panels and presentations, according to the organizers.

The event will feature builders, designers, van conversion specialists and industry experts. Builders on tap include VHome, Azure Printed Homes and LifEscape Builders.

Hours: 10 a.m.–5 p.m. Single-day tickets are $22.50 for adults. Ages 15 and younger get in free.

Archer buys medical office portfolio for $17.8M

Archer Property Partners in Newport Beach recently paid $17.8 million for a three-building outpatient medical office portfolio anchored by MemorialCare.

The portfolio includes office buildings in Rancho Santa Margarita, Mission Viejo and Costa Mesa.

The properties were previously owned through a partnership between a private investment group and MemorialCare, which held a minority ownership interest, according to the CBRE, which represented the seller.

Each of the office facilities acts as a primary care facility.

“Buildings like these are extremely difficult to replicate today,” said Bryan McKenney, a managing partner at Archer. “You have purpose-built medical facilities, single-story layouts that physicians strongly prefer, surface parking, and locations directly embedded within high-income communities. When you combine those characteristics with a long-term health system tenant, it creates a very compelling investment profile.”

Archer focuses exclusively on medical office and health care-related real estate, acquiring, developing and repositioning outpatient health care assets in the West.

Retail property sells for $9.8M in Orange

A 13,730‑square‑foot, five‑tenant building at 745 S. Main St. in Orange traded hands for $9.78 million.

Built in 1998 on 1.27 acres, the property is leased by Men’s Wearhouse, The Joint, Massage Envy, The Flame Broiler and Baja Fish Tacos.

According to Hanley Investment Group, which represented the Orange County-based seller, 83% of the tenants have been at the property for at least 10 years.

The corner pad sits across from MainPlace Mall in Santa Ana and is shadow‑anchored by Ross Dress for Less, ULTA Beauty and Phenix Salon Suites.

“We generated multiple offers within days of launching the marketing process,” said Kevin Fryman at HIG.

Machine maker Mazak leases in San Juan Cap

Mazak Corp. signed a long-term lease for a 14,093-square-foot building at Swallows Creek, a new 136,000-square-foot industrial complex in San Juan Capistrano.

The terms of the lease were not disclosed.

The space, part of a three-building campus at 30590-30700 Rancho Viejo Road, will be used by the company for general office, light assembly, warehousing and distribution. Mazak designs and makes “productivity-improving” machine tools.

JLL represented the landlord, Dedeaux Properties, in the lease and is overseeing leasing elsewhere at the property. Mazak was represented by Cushman & Wakefield.

“This transaction reflects the broader trend across Orange County, where industrial tenants are increasingly willing to pay for newer and better-quality industrial properties in prime submarkets,” said Kris Smith, a vice president at JLL. “Despite an increase in vacancy over the past year, Orange County remains one of the most supply-constrained industrial markets in the country, positioning rents to remain among the highest nationally as tenant demand continues for well-located infill buildings.”

Two buildings at Swallows Creek (101,508 square feet and 20,800 square feet) remain available, according to JLL.
